Aundh is one of the few parts of Pune where an established neighbourhood and a new-build market sit directly on top of each other. Around Parihar Chowk and DP Road the societies are twenty and thirty years old; a few streets away are towers handed over in the last five. This page covers both, what an Aundh interior costs, and the constraint that catches most people out here.

What Aundh homes are like

The older core — the lanes off DP Road, around Parihar Chowk and toward Bremen Chowk — is low and mid-rise from the 1990s and 2000s. Flats are generously sized by the standards of their era, with conventional plans and, frequently, original teak joinery worth keeping.

The newer stock, mostly along the Aundh-Baner link and toward Sangamwadi, is high-rise with square walls and bare handover. Between the two sits a growing redevelopment segment, where older societies are being rebuilt on the same plots.

Owners in the old core are typically long-settled Pune families, often second generation in the flat, and increasingly their adult children. In the new towers the profile looks more like Baner: senior professionals, business owners, some returning from abroad.

The constraint most people miss

Aundh's older lanes are narrow, and several of them are one-way or effectively so once cars are parked. A full-size delivery vehicle frequently cannot reach the building, which means material transfers to a smaller vehicle or is carried the last stretch.

This is not a serious problem, but it is a real cost and a real scheduling constraint, and it is the line most often missing from a cheaper quote. We check vehicle access on the first site visit and price it. A quote that assumed a truck could park at the gate becomes a conversation in week three otherwise.

Renovation in the old core

Work in the established societies is renovation, with everything that implies. Plumbing is rarely where the drawing says. Electrical loads were sized before every bedroom had an air conditioner. An earlier false ceiling has often already taken 150mm of height that is worth recovering.

Against that, Aundh's older flats frequently have something new-build does not: solid teak doors and windows, and flooring in good condition. Refinishing rather than replacing both is usually the right call, and it releases budget to the kitchen where it does more.

Roughly half our clients in the old core stay in the flat through the work. That is workable — phased room by room behind a sealed dust barrier, one bedroom kept habitable, kitchen last — and adds about two weeks to the programme. We say so at quoting stage.

What an Aundh interior costs

A full 2 BHK runs ₹12–16 lakh and a full 3 BHK ₹16–21 lakh. Renovation in the older societies adds a demolition and debris line, typically ₹70,000 to ₹1.3 lakh on a full 3 BHK strip-out, and often a genuine rewiring line rather than a nominal one.

Against that, several new-build costs shrink. Flooring often stays. Doors are refinished. False ceilings are frequently partial rather than throughout, because the original height is worth protecting. Aundh renovation quotes therefore look different from new-build ones at the same total, with more of the money in work you will never see.

How Aundh compares with the areas around it

People choosing Aundh are usually also weighing Baner, Pashan and Balewadi, and the fit-out differences are larger than the property listings suggest.

Against Baner, Aundh's older core is renovation rather than fit-out, which means a survey before pricing and a demolition line in the quote, but often better bones — teak joinery and sound flooring worth keeping. Against Balewadi, Aundh flats are less uniform, so quotes are less predictable and more of the work is made to fit on site. Against Pashan, Aundh has better vehicle access on the main roads and worse on the interior lanes.

The practical read: Aundh gives you a settled neighbourhood and generous older flats, at the cost of a fit-out with more unknowns behind the walls than a new tower carries.
