Punawale is where a large share of Pune's first homes are being bought. The towers along the Mumbai-Bangalore highway between Ravet and Tathawade hand over bare, the buyers are usually furnishing a home for the first time, and the budget is finite and specific. What Punawale homes are like

Almost all post-2016 construction, in mid and high-rise towers within gated developments. The dominant unit is a 2 BHK between roughly 600 and 800 square feet of carpet area, with a smaller number of compact 3 BHKs. Handover is genuinely bare: flooring, a kitchen platform, basic electrical points, and nothing else.

Buyers are mostly young couples and small families working in Hinjawadi, Wakad and the Chakan industrial belt, many moving out of rented flats nearby. A high proportion are furnishing from scratch — not upgrading an existing home but buying every wardrobe, every light and every sofa at once.

Furnishing a first home from nothing

This is the defining Punawale condition and it changes how a budget should be built. In a second home, the interior budget covers improvements. In a first home, it has to cover a functioning household, and the two are not the same list.

We separate the quote into what has to exist before you can move in and what can follow. The first list is joinery and services: kitchen, wardrobes, electrical work, lighting, and somewhere to sit and eat. The second is everything that can be added over a year without any construction — the second sofa, the balcony, the guest room furniture, the styling.

Splitting it that way is not a sales tactic. It means the flat is genuinely liveable at the end of week ten, and the remaining budget goes on things you can buy when you are ready rather than on a loan.

What we recommend protecting, and what can wait

When a Punawale budget is tight, the trade-offs are fairly consistent.

Protect the kitchen. Internals, hardware and a properly ducted chimney. It is used three times a day and it is the most disruptive thing to redo.

Protect the electrical work. Points, circuits and switch positions are behind the wall. Adding them later means chasing a finished flat.

Protect wardrobe carcass quality. Shutters can be changed in ten years; the box behind them cannot.

Defer the false ceiling beyond the living room. Bedrooms rarely need it, and a good ceiling fan and considered lighting do more.

Defer decorative panelling. It photographs well and changes nothing about how the home works.

Defer the second bedroom's built-ins if it will not be used daily for a year or two.

Inside a Punawale 2 BHK

In a 2 BHK we completed in Punawale the living and dining were planned together from a bare handover so the flat reads as one open space rather than two small ones. The living room took a fluted television wall with a teal sofa against it.

The master bedroom took an arched mirror and a botanical headboard panel; the daughter's room went pink with a botanical mural and a storage bed underneath. The guest bedroom uses a sofa-cum-bed below a framed gallery wall so it is a sitting room for most of the year. A study nook with overhead storage handles working from home, and the balcony was given a timber ceiling, a swing chair and planters, which in a compact flat effectively adds a room.

What a Punawale interior costs

A complete 2 BHK fit-out runs ₹12–16 lakh, and Punawale projects typically sit in the lower half of that band because floor areas are compact. A compact 3 BHK here generally lands between ₹15 lakh and ₹18 lakh.

Every quote is itemised before anything is ordered, so you can see the kitchen against the wardrobes against the ceiling and move money between them. For a first home we usually present two columns: the move-in scope and the deferred scope, with a total for each.

We do not quote a rate per square foot in Punawale. On compact flats it is a misleading number — the kitchen and the wardrobes cost what they cost regardless of how much floor is around them.

Storage in a compact 2 BHK

At 600 to 800 square feet of carpet area, storage is a planning problem rather than a shopping one. Five decisions do most of the work in a Punawale flat.

Wardrobes go to the slab rather than stopping at a loft, which typically adds a third more capacity for a fraction more cost. Beds get storage underneath with hydraulic lifts rather than hinged lids, because the hinged kind stops being used after the first month. A full-height utility unit beside the kitchen takes the appliances that otherwise colonise the counter. The window sill, which is deep in most towers here, becomes a seat with drawers under it. And a shallow entry unit — 250mm is enough — stops the foyer accumulating shoes and keys.

What we avoid is a wall of closed cabinetry in the living room. In a compact flat it makes the room read smaller than it is, and most of what goes in it could have gone in a bedroom instead.

Timing around possession waves

Punawale towers hand over in blocks, and when one does, dozens of families begin fit-outs in the same fortnight. Service-lift slots, painters, electricians and debris trucks all get scarce at once, and quotes from smaller contractors tend to rise in those weeks.

The useful move is to be ahead of the wave. Drawings approved and material selected before you collect the keys means carpentry starts in week one, while the flats around you are still arranging gate passes. Families who start the conversation after possession routinely finish four to five weeks later for no design reason at all.

PCMC societies and highway-side logistics

Punawale sits under Pimpri-Chinchwad municipal jurisdiction, and the newer societies here run tight fit-out rules: registration with the facility management company, a refundable deposit, worker identity records, defined working hours and a service-lift booking system. Debris removal is often restricted to set days.

One local practicality: many towers sit just off the Mumbai-Bangalore highway with service-road access that congests badly at peak hours. We schedule material deliveries for mid-morning rather than early, which sounds trivial and saves real days across a project.
