What Kondhwa homes are like

The area runs from the older Kondhwa Khurd and Bibvewadi side through to the NIBM Road and Undri corridor, which holds most of the newer stock. Flats are noticeably larger than the Pune average: 3 BHKs commonly exceed 1,200 square feet of carpet area and 4 BHKs run well past 1,600, often with a separate servant's room, two balconies and a utility area that is a real room rather than a ledge.

Owners are frequently joint or multi-generational families, business owners, and a substantial community of professionals who prioritised area over address. Budgets per square foot tend to be moderate; total budgets are not, simply because there is more of everything to do.

Planning a home that has enough rooms

Most Pune interior work is about making a small flat do more. Kondhwa is the opposite problem, and it is a real one: a home with enough rooms can end up as a set of disconnected boxes with a dead passage between them.

The approach that works is zoning rather than filling. The public half — entry, living, dining, kitchen — is planned as one continuous space with visual links, so the home has a centre. The private half is deliberately quieter and more separate. The passage between them is treated as a designed element rather than leftover circulation, usually with storage on one side and light at the end of it.

In a 4 BHK the fourth bedroom is the room that decides how the home lives. Left generic it becomes a store. Given a purpose at drawing stage — a study, a room for a parent, a guest room that folds away — it earns its floor area.

Multi-generational specifications

More of our Kondhwa clients live with parents than anywhere else we work, and it changes the specification in concrete ways.

Bed heights are set so getting up is easy. Wardrobe hanging rails go lower in at least one unit. Bathroom layouts get a shower seat and a grab point placed where it is actually needed rather than where it is conventional, detailed so it does not read as a hospital fitting. Lighting is layered so a room can be bright for older eyes without being glaring for anyone else. Lever handles replace knobs throughout. Thresholds are kept flush.

None of this costs meaningfully more when it is decided at drawing stage. All of it is expensive to retrofit.

Kitchens that cook properly

Kondhwa kitchens do more work than most. Larger families, more cooking from scratch, and frequently a preference for keeping the kitchen separate rather than opening it to the living room — the opposite of what we recommend in a Balewadi 2 BHK, and correct for the same reason: it suits how the home is actually used.

That pushes the specification towards ventilation and durability rather than display. A properly sized chimney with a real duct run, not a recirculating unit. Counters in a material that tolerates heat and turmeric. Deep drawers instead of shutters with shelves behind them. And a utility that can take the pressure cooker, the grinder and the drying, so it stays out of the kitchen.

Inside a Kondhwa 4 BHK

In a 4 BHK at Escon the brief was a home that felt open without losing the separation a large family needs. We planned the living and dining as one space under a slatted timber ceiling, with a breakfast counter linking it to the kitchen, and a marble television wall anchoring the seating.

The entry took an arched niche above a fluted drawer unit so the front door opens onto something considered. Bedrooms were kept calmer than the public rooms — a teal upholstered headboard against a glossy sliding wardrobe in one, twin beds under a scalloped headboard in the children's room.

What a Kondhwa interior costs

A full 3 BHK runs ₹16–21 lakh. Kondhwa 4 BHK homes are quoted on scope and generally land between ₹22 lakh and ₹32 lakh, driven almost entirely by the joinery count rather than by finish level — more rooms means more wardrobes, more ceiling, more electrical points and more site days.

Because floor areas here are larger, the per-square-foot figure usually looks lower than a comparable Baner project while the total is higher. That is worth understanding before comparing quotes across areas: the useful comparison is scope line by line, not rate per square foot.

The trade-off we discuss most often in Kondhwa is breadth against depth. With four bedrooms, a budget that would fully finish a 2 BHK to a high specification has to be spread. Our usual recommendation is to finish the public rooms and the master properly, and to build the remaining bedrooms to a good standard that can be added to later, rather than thinning everything equally.

Older Kondhwa buildings, and what they ask

Not all of Kondhwa is new. The Kondhwa Khurd and Bibvewadi side holds a lot of late-1990s and early-2000s stock, and those buildings raise the same questions as older Kothrud: where the plumbing actually runs, whether the electrical load carries a modern kitchen, how much ceiling height survives an earlier false ceiling, and whether a wall is structural before anyone opens it.

Many are four to seven floors with a single passenger lift and no service lift, which means sheet material is carried or cut smaller and assembled in the flat. Both are routine and both belong in the quote rather than in a conversation in week six. We survey before pricing, including opening a small section of the kitchen wall, so the number you get already accounts for what is behind it.

Timelines on a large-format home

Ten to twelve weeks is our standard programme for a 3 BHK. A Kondhwa 4 BHK usually runs thirteen to sixteen weeks, and the reason is arithmetic rather than difficulty: more wardrobes, more ceiling area, more electrical points and more painting, all of which are sequential in the rooms they occupy.

The two things that most often extend it are late stone selection, which blocks the kitchen and every counter behind it, and a decision to add the fourth bedroom back into scope halfway through. We flag both at the start. If the fourth bedroom is genuinely undecided, we build the shell and leave the joinery as a clean later phase rather than pausing the site while it is settled.
