Our studio is in Mahalunge. We live here, and it is the only area on this site where we can walk to a site meeting. That is genuinely useful during execution, and it also means we know the towers here — which ones hand over clean, which societies run a tight fit-out process, and which lifts are going to be the bottleneck.
What Mahalunge homes are like
Mahalunge is among the newest residential pockets in west Pune, sitting between Baner, Balewadi and the Sus Road side, and shaped by the Hinjawadi-Balewadi link and the ring road corridor. Almost all the stock is post-2017 high-rise inside planned developments, with 2, 3 and 4 BHK flats and a growing premium segment.
Handover is bare. Flooring, a kitchen platform, basic electrical points, nothing else. Walls are square and the plans repeat floor to floor, which makes fit-out work predictable and quotes closer to final figures than anywhere in older Pune.
Buyers are largely senior professionals from the Hinjawadi and Baner corridors, business owners, and a meaningful share of returning NRIs buying before relocating. A lot of Mahalunge flats are bought off-plan and seen for the first time on possession day.
What being ten minutes away actually changes
Design is done in the studio. Execution is done on site, and that is where proximity pays.
When carpentry meets a wall that is 20mm out, someone has to decide within the hour whether to scribe the unit or adjust the run. When a stone slab arrives with a vein that does not match the sample, someone has to look at it before it is cut. When an electrician asks whether the switch goes before or after the wardrobe return, the answer is a two-minute conversation in the room or a two-day delay over photographs.
In Mahalunge we are there the same morning. Across a ten-week project that is worth several days, and it is the difference between a snag list of four items and one of twenty.
New-possession fit-out, done in the right order
The mistake we see most often here is starting the conversation after the keys arrive. Everything except the building can happen before possession: drawings finalised off the builder's plan, material selected and ordered, society registration started, service-lift slots requested the moment the allotment letter lands.
Done that way, week one is carpentry. Done the other way, week one is paperwork and the same project finishes a month later.
Before we start, we walk the flat against a snag list and hand it to the builder: floor level, bathroom and utility falls, window and door alignment, seepage at external walls, and whether the promised electrical points exist where the brochure said. Getting the builder to fix those before joinery goes in is worth real money.
What a Mahalunge interior costs
A full 2 BHK runs ₹12–16 lakh and a full 3 BHK ₹16–21 lakh, itemised before anything is ordered. Mahalunge projects tend to sit in the upper half of those bands, for the same reason as Kharadi: bare handover means every line is new, with no existing kitchen, wardrobe or ceiling to carry forward.
4 BHK and premium-segment homes are quoted on scope. Two lines worth budgeting deliberately in the newer towers are balcony treatment, typically ₹70,000 to ₹1.6 lakh, and air-conditioning coordination, since outdoor unit positions need society agreement and concealed pipe runs must be planned before the ceiling closes.
How Mahalunge compares with Baner and Balewadi
Mahalunge, Baner and Balewadi are usually considered together, and for a fit-out they behave differently.
Mahalunge is the newest of the three, so every flat is a bare-handover fit-out with square walls and no history. That makes it the most predictable of the three to quote and the fastest to build, but it also means no line can be carried forward — there is no existing kitchen or wardrobe to keep. Baner spans a much wider range, from new towers to buildings on their second interior, and holds nearly all the duplex work. Balewadi is township stock: smaller, more uniform, and the easiest place in Pune to hold a fixed programme.
If you are choosing between them on fit-out grounds alone, Mahalunge gives the cleanest start and Balewadi the tightest budget certainty.
Society rules in a new tower
Mahalunge's societies are young, which means the rules are usually clear but sometimes still being written. Expect registration with the facility management company, a refundable deposit, worker identity records, working hours around 9am to 6pm, and a service-lift booking system that gets crowded during possession waves.
Because we work here constantly, we are generally already registered with the managing agencies and know which building runs its lift bookings strictly. That removes a few days from the start of most projects.
