Hinjawadi is defined by the three phases of the Rajiv Gandhi Infotech Park and the housing that grew around them. Almost everyone who lives here works within a few kilometres, and that single fact shapes the briefs more than any design trend does. This page covers what Hinjawadi homes need, what a full interior costs, and the two things that make a fit-out here different from anywhere else in Pune.
What Hinjawadi homes are like
The stock is mostly post-2010 mid and high-rise, in gated developments spread across Phase 1, the Marunji and Maan side, and the newer belt toward Nere and Dattawadi. Flats are predominantly 2 and 3 BHK, typically 650 to 1,100 square feet of carpet area, with a smaller premium segment in the low-density projects.
The occupant profile is unusually consistent: technology professionals, often dual-income, frequently relocated from another city within the last five years, and a significant number who bought while renting in the same township. There is also a larger investor share here than in most of Pune, which produces a distinct kind of brief we will come to.
Two people, two calls, one flat
The single most common planning problem we solve in Hinjawadi is acoustic rather than visual. Two people working from home in a 2 or 3 BHK, both on calls, is now the normal condition rather than the exception, and most builder plans handle it badly.
What actually helps is unglamorous. Putting the second desk in a bedroom rather than the living room, so a door can close. Choosing a solid-core door for that room instead of the hollow flush door the builder fitted. Soft surfaces where the room would otherwise echo — a rug, curtains with weight, an upholstered headboard. And positioning each desk so the wall behind it, not the window, is what the camera sees.
None of that is expensive. All of it has to be decided before the electrical layout is frozen, because a desk without a power point in the right place ends up somewhere else.
Owner-occupied or let out
Hinjawadi has a real rental market, and a fit-out for letting is a different brief from a fit-out for living. We do both, and we quote them differently.
For a home you will live in, we specify for durability and daily use — kitchen internals, wardrobe hardware, lighting you will actually notice. For a flat that will be let, the priorities shift to robustness and neutrality: finishes that survive tenants, a palette that suits anyone, storage that is generous but simple, and no delicate detail that becomes a deposit argument in three years.
The letting specification usually lands twenty to thirty per cent below a comparable owner-occupied one, and we say so plainly rather than selling the same scope to both.
Phase 1, Phase 2 and the Maan side
The phases are not interchangeable for a fit-out. Phase 1 and the older Hinjawadi village side hold the earliest residential stock, now on its first round of renovation, with the ageing-flat questions that brings — electrical loads, plumbing runs, bathroom waterproofing at the end of its life.
Phase 2 and the Marunji side is the largest middle layer, mostly 2014 onward, and where most of our Hinjawadi work sits. Societies are established, rules are settled, and layouts repeat.
The Maan, Nere and Dattawadi belt is the newest, still handing over, with bare flats and possession waves. Here the constraint is the queue: dozens of families starting fit-outs in the same fortnight, competing for the same lifts and the same local trades.
What a Hinjawadi interior costs
A full 2 BHK runs ₹12–16 lakh and a full 3 BHK ₹16–21 lakh, quoted line by line before anything is ordered. A specification aimed at letting typically runs ₹8–12 lakh for a 2 BHK.
Township flats here are consistent enough that our quotes are unusually predictable — we have measured enough of the same builder layouts to know the joinery count before arriving. That does not make the project cheaper; it makes the first figure close to the final one.
Township rules and the commute that runs through them
The large Hinjawadi developments are professionally managed, with clear fit-out paperwork: registration with the facility management company, a refundable deposit, worker identity records, working hours around 9am to 6pm, and booked service-lift slots shared across a lot of flats.
The local complication is the commute. Hinjawadi's approach roads carry an enormous peak flow, and a van arriving at 9am can lose well over an hour. We schedule deliveries mid-morning and consolidate them, and we plan the labour to arrive before the peak rather than in it.
