Towers that look onto green rather than onto other towers. The design job here is mostly about not competing with the window.

Sus is the newest part of the Baner-Mahalunge cluster and still filling in. Towers hand over into a neighbourhood where the surrounding infrastructure is arriving a season behind the buildings, and that has practical consequences for a fit-out that nobody mentions at booking. This page covers them, along with what a Sus interior costs and what the flats here need.

What Sus homes are like

Almost everything is post-2018, in gated developments along Sus Road and up toward the Sus-Pashan link and the hillside. Flats are mostly 2 and 3 BHK between roughly 650 and 1,150 square feet of carpet area, with a low-density premium segment on the higher ground.

Buyers are largely young families and dual-income couples priced out of Baner but wanting to stay in that corridor, plus a share of people buying specifically for the green outlook the hillside gives. Handover is bare, walls are square, and plans repeat floor to floor.

Building in a neighbourhood that is still arriving

Sus's roads, in several pockets, are still being widened and surfaced, and approach lanes to newer towers can be genuinely rough. Two consequences that belong in a quote rather than a conversation.

First, large delivery vehicles sometimes cannot reach the building, particularly during monsoon when unmade approaches soften. Material transfers to a smaller vehicle, which costs time and money. Second, there are fewer hardware shops, electricians and material suppliers within a short radius than in Baner or Aundh, so a forgotten item is a longer trip. We stock consumables on site and consolidate deliveries rather than treating the local market as an extension of the store cupboard.

Neither is a reason to avoid Sus. Both are reasons to plan for it.

Designing for the outlook

The reason many people buy in Sus is the view — green hillside rather than another tower. That is worth designing around, and it is regularly wasted.

Practically it means keeping the window wall clear of tall joinery, putting seating where the outlook is rather than where the television is convenient, and choosing curtains that stack off the glass rather than across it. It means being careful with the balcony: enclosing it captures a room and loses the reason you bought the flat, so we usually recommend treating it properly as an open space instead — decking, shade, light, and somewhere to actually sit.

Lighting matters more here too. A hillside outlook is at its best in the evening, and a living room lit only by a bright central fixture turns the window into a black mirror. Layered lighting on separate circuits solves it.

Sus, Baner and Bavdhan compared

Sus sits between two very different neighbours, and buyers here are usually looking at all three.

Against Baner, Sus is newer and quieter, the flats are generally a little larger for the money, and every project is a clean bare-handover fit-out rather than a renovation. What Baner has that Sus does not is finished infrastructure and a dense local trade network within a kilometre. Against Bavdhan, both share the hillside outlook and the approach-road caveats, but Bavdhan's stock is older and more mixed while Sus is almost entirely new build.

The practical read: Sus is the easiest of the three to build in once material is on site, and the one where getting material on site needs the most planning.

What a Sus interior costs

A full 2 BHK runs ₹12–16 lakh and a full 3 BHK ₹16–21 lakh, itemised before anything is ordered. Sus projects sit in a similar place to Mahalunge and Balewadi, in the middle to upper part of the bands, because bare handover means every line is new.

The one Sus-specific allowance we build in is access. Where the approach is unmade or a large vehicle cannot reach the tower, the transfer cost is a stated line rather than an absorbed one. It is usually modest, and it is the sort of item a cheaper quote leaves out and then raises later.

Society rules in a young development

Sus societies are new, so the fit-out rules are often being written while you are working under them. Expect registration with the facility management company, a deposit, worker identity records, working hours around 9am to 6pm, and lift bookings that become competitive during possession waves.

Because the committees are newly formed, it is worth getting the rules in writing in week one rather than relying on what a security guard says at the gate. We do that as standard.
